This first-of-its-kind purpose-built business and social networking club in Singapore’s CBD integrates flexible collaboration spaces with the need for focused, acoustically controlled environments. 

This project highlights how acoustic partition walls, double-glazed office partitions, and purposeful workplace acoustic design deliver both performance and aesthetics in a high-density commercial work environment. 

The Problem: Acoustics in Hybrid Workspaces 

Businesses embracing hybrid setups face continuous acoustic battles in converting open, collaborative environments into isolated, productive ones. Guoco Midtown Network Hub requires spaces that support spontaneous conversations, confidential discussions, and large-scale presentations without compromising tenant comfort or privacy. In Singapore’s dense CBD, external urban noise, internal reverberation from hard surfaces, and the push for visual transparency showcase these issues. 

Key Design Challenges: 

• Speech privacy for conversation rooms and meetings without sacrificing visual aesthetics or natural light. 

• Control of reverberation and sound transmission in multi-purpose, high-occupancy floors.

The Solution: Custom Systems for High-Density Offices 

The Guoco Midtown Network Hub demonstrates a systems-level approach to commercial office fit-out solutions. Rather than using off-the-shelf products, JEB Group’s project team customized the X-Series double-glazed partitions to respond to the exact spatial and functional requirements across the hub’s floors. 

The X-Series system integrates structural framing, glazing specifications, sealing details, and door integrations into a cohesive acoustic and collaborative environment. This integrated thinking ensures flanking paths are minimized, light transmission is optimized, and partitions contribute to the overall interior architecture without one part overpowering the other.

• Huddle Rooms: High-performance X-Series double-glazed partitions paired with Double-Glazed Studio doors featuring clerestory. These deliver exceptional sound insulation while flooding the spaces with natural light, supporting quick, focused collaborations without excessive noise. 

• Conference Rooms: X-Series partitions customized with ribbed glass to maintain visual elegance and privacy. The textured glass diffuses light and views while enhancing acoustic separation, ideal for larger group sessions and hybrid presentations. 

• Customization & Integration: Tailored design details across the installation ensure the partitions align with the hub’s contemporary aesthetic and operational needs, from framing profiles to sealing systems that maintain long-term STC performance. 

This approach treats partitions not as individual elements but as interconnected components within the workplace acoustic ecosystem.
