Common Scenarios: When is Condensation Most Normal?

When you see a faint mist on your glass partitions first thing in the morning, you initially might think that something is wrong but in reality, it’s just physics at work. High-performance architectural partitions are designed to create a tight acoustic and thermal seal and because they are so effective at isolating spaces, they often sit right at the boundary of two different microclimates in your office (like a sunlit window perimeter versus a shaded interior corridor). Here are two of the most common times you might see condensation in your partitions:

  1. The “New Build” Teething Period: If your office fit-out was completed recently, condensation is incredibly common. Materials like concrete, plaster, paint, and carpet adhesives release thousands of liters of moisture into the air as they fully cure over the first few months. This is known as “construction moisture”. Once the building fully settles and dries out, this type of condensation usually completely disappears on its own.

  • Keep Air Moving: Stagnant air allows moisture to settle. Ensuring proper air circulation across open-plan spaces prevents humid air from getting trapped against partition boundaries.

Ongoing Maintenance and Prevention

  • Maintain Stable Environments: Keeping consistent room temperatures inside and outside the partitioned space helps mitigate the triggers for dew point formation.
  • Enhance Airflow: Ensure the office space is well-ventilated. In high-humidity areas, consider the use of exhaust fans or moisture-absorbing solutions.
  • Specialized Treatments: Applying anti-fog film to glass surfaces is a highly effective, proactive measure for areas known to experience high humidity.
